Gleeson Strategic Land successfully promoted this sensitive
greenfi eld site of 4.2 hectares through the local planning process, achieving an allocation for a minimum of 75 units within the adopted local plan.

After being recommended for residential development, a government appointed independent inspector oversaw two local plan inquiries that exhaustively evaluated the merits of the site. Having originally
promoted the site to ensure its inclusion within the plan, Gleeson Strategic Land protected the allocation at Inquiry then through to adoption of the plan.

Before embarking upon detailed layouts a full environmental constraints analysis was undertaken to prepare a constraints plan.
This plan enabled an assessment of the impact the development would have upon the landscape and local environment to be
evaluated and guided the principles of the layout that subsequently evolved.

 
  This helped the company to incorporate ideas which epitomised the standards of design and attention to detail prevalent in previous projects. With the rolling hills of the South Downs as the backdrop to the site, there was widespread concern that any development was in sympathy with and sensitive to the setting. Following active community consultation the provision of traffic calming measures coupled with a mini-roundabout and zebra crossing were proposed to overcome concerns raised by the community.  
 


The development boundary extended beyond the ridgeline with views overlooking the South Downs, the impact of a development on this key landscape had to be carefully considered and the orientation and design of the layout had to respect this aspect of the site. The final scheme successfully addressed these concerns.

 
 

The constraints plan informed the final layout, which comprised a mix of 2, 3 and
4 bedroom homes in a variety of styles, and the consented scheme of 85 units has successfully been implemented.

The site was the first of the allocated greenfield sites to obtain a planning consent. Once again demonstrating Gleeson’s expertise in securing and maintaining allocations of land for development – and then moving ahead quickly to secure their early release to the benefi t of all parties.
