As the lead developer in this major project, Gleeson Strategic Land played a key role in delivering more than 500 homes – fully satisfying the varied needs of homebuyers in the area and successfully meeting the local authority’s design and development criteria.

Formerly the location of a psychiatric hospital and with grounds extending
to some 72 hectares, the Netherne site held enormous potential for residential use. Working with the local council and community a scheme was developed which was of the highest standards of design, layout and construction to reflect and enhance the established character of the area.

 
     
 

Gleeson submitted an outline planning application in 1996, this envisaged a comprehensive development of anew village to include 520 homes, a retirement complex, business centre, shop, public house and other facilities. Following extensive discussions with the local authority, the plans were further modified not only to incorporate 25% affordable housing, a community centre and recreation hall but also to address
issues such as access routes, cycle paths, pedestrian bridleways, tree preservation, landscaping and archaeological interest.

Gleeson established close working relationships with planning officers, local residents’ groups and other interested parties, and regular meetings and consultations were held to ensure everyone fully understood the scale and nature of the proposals and had the opportunity to make a genuine contribution to the resolution of such matters as demolition and retention of buildings, traffic issues and provision of amenities.

 
 
   


With the Guinness Trust chosen as the Registered Social Landlord and David Wilson Homes and Bellwinch Homes joining Gleeson on the development, construction work began in 2000. Shortly afterwards the fi rst homes were complete and residents began to move in. Gleeson provided a range of housing and styles.

The project has been chosen by the Office of the Deputy Prime Minister (ODPM) as an example of best practice
in developing sustainable communities, with pre-application consultations, good working relationships between all parties, involvement of the local community, use of existing infrastructure and high quality of architectural design all cited as factors which should be adopted to ensure similar success in other projects.
