Having gained control of 40 hectares of land to the east of the A419, south of the A420 at Swindon, Gleeson Strategic Land promoted the site via the Swindon Borough Local Plan and initially secured an allocation for employment uses.

Lying as part of a larger area proposed for employment use, the site has had to demonstrate its compatibility with the emerging Regional Spatial Strategy.

Together with other major developers, Gleeson Strategic Land has successfully secured an allocation for a major urban extension for the east of Swindon. The project as a whole is one of the largest single strategic development areas in the country and Gleeson Strategic Land is at the forefront of its promotion and delivery.

Initial plans envisage a mixed use scheme including residential, employment, leisure, community, open space and education
facilities, with the overall objective of creating a viable and sustainable
community. Some 4,500 new jobs are expected to be created – consistent with the regional strategy projections of 32,000 jobs in Swindon as a whole – and this will require between 32 and
38 hectares of employment land being provided within the overall master plan.

 
 




Draft proposals considering potential development of the region over the next twenty years has identified land north and south of the A420 Oxford Road as an appropriate area to accommodate some 12,000 homes forming a strategic urban extension within the borough.

Gleeson Strategic Land is working with other developers to ensure this allocation is protected at the forthcoming public enquiry, and to this end, is undertaking a wide-ranging
evaluation that includes flood risk assessment, archaeological and ecological investigations, landscape assessment and transport issues.

This will be used in the Master Planning process and will ensure that a scheme
evolves which is both an exemplar of its kind and a realistically deliverable option for the expansion of Swindon.
